Terms of Auction:  A Two (2) Percent Buyer’s Premium will bid added to the bid amount to determine the Purchase Price. Property will be offered as buyer’s choice of either tract or both tracts with the contract price being that of the bid amount per acre times the stated acreage for chosen parcel(s).  Buyer will put 10 percent down non-refundable day of auction and rest due upon merchantable deed and abstract on or before 45 days. Taxes pro-rated to the date of closing.  Farm is sold subject to tenant’s rights on the farmland only. Seller will retain 2022 Crop Year cash rent.
